Two homes go under contract in Dunes West the same week. Same list price, same square footage, same "Dunes West" tag on the MLS. One buyer will write a check for roughly $1,500 more per year in dues, pay a larger transfer fee at closing, and decide separately whether to join a private club. The other will not. Nothing in the listing photos tells you which is which.
That fork is the story of this neighborhood, and it is the reason the "median Dunes West price" you saw on a portal probably does not describe the house you are actually looking at.
Dunes West is a single master-planned community in Mount Pleasant, but its property owners association runs three assessment tiers in 2026. Inside the manned gate, the annual POA assessment is $2,020. Outside the gate in Ellington Woods, Palmetto Hall, Cypress Pointe, and the Gates section (LDW), it is $522. In The Heritages, it is $532. All three are billed semi-annually, in January and July.

The dues gap is a proxy for what the money buys. Inside-gate assessments cover the manned gate, private-road maintenance, common areas, trails, two community docks on Wagner Creek, the playground, and the pavilion. Outside-gate assessments cover the shared common ground and amenities that are not behind the guard.
Then there is the fee that only surfaces on the settlement statement. A working-capital contribution equal to one-sixth of the annual assessment is charged when a home changes ownership. On an inside-gate home in 2026 that is roughly $337 at closing. On a Palmetto Hall home it is about $87. Small numbers, but they are not on any listing sheet.
Public data sources disagree on where the Dunes West market sits right now, and the disagreement is the point.
Those numbers cannot all describe the same market unless the market is shifting between reports. It is. Dunes West runs roughly 2,404 homes across 2,500-plus acres with more than twenty subsections. When a wave of inside-gate homes lists, the median jumps. When Palmetto Hall, Cypress Pointe, and the outside-gate townhomes turn over, it falls. The community-wide median is telling you what sold, not what a comparable home is worth. The James Schiller aggregation of active listings mid-2026 ranged from $394,900 to $4,495,000 with an average sale price above $1.3M, which reinforces the same point: this is not one price band.
The practical read for a buyer: ignore the community median. Ask for comps by subsection.
The subsection is the piece of the address that carries the pricing signal.
Outside the gate. Palmetto Hall, Cypress Pointe, and Ellington Woods sit outside the guard. Homes here look and live much like comparable Mount Pleasant neighborhoods at similar price points, and local agents have long acknowledged that the "Dunes West status" is part of what buyers are paying for. Homeowners here can opt into Athletic Club membership rather than inheriting it as a fixture of the address.
The Heritages. A middle tier at $532 annual dues, still outside the gate, priced as its own band.
Inside the gate, interior lots. Standard inside-gate carrying costs, private-road maintenance built into the assessment, and the arrival experience of the manned entry. Detached homes inside the gate typically start around $700K and climb well past $5M for waterfront.
Inside the gate, rear-marsh lots. The Harbour, Wagner Pointe, Marsh Cove, and Marsh Landing are the sections where mosquitoes are a real summer factor on rear-marsh lots. That is a livability line item, not a marketing complaint. Outdoor events at the on-site River Club carry a $400 optional mosquito spray line on their event contracts for a reason. If a buyer plans to use a screened porch nightly from May through September, this is a question to ask on the walkthrough, not after closing.
Inside-gate rules also run tighter than most buyers expect. Guests need to be called in, motorcycles and certain e-bikes are banned behind the gate, and the rules are enforced strictly. Buyers who intend to run a home-based business with regular deliveries or client visits should confirm what fits and what does not before writing the offer.
The Dunes West Golf and River Club is the visual centerpiece of the community: an Arthur Hills-designed 18-hole course threading live oaks and marsh along Wagner Creek at the historic Lexington Plantation site, plus a 6,000 square foot clubhouse. Buyers who tour on a bluebird morning often assume the Club is included with the address.
It is not. Club membership sits outside the POA assessment. Every owner, inside or outside the gate, chooses whether to buy in and at what tier. The Dunes West Athletic Club, which runs the leisure and lap pools, eight asphalt and two clay tennis courts, and the fitness programming, is separately owned and operated by John Wieland Homes and Neighborhoods.
For a buyer stress-testing carrying costs, the math is: annual POA + optional Club + optional Athletic Club + property tax + flood insurance where applicable. The River Club also functions as a working wedding and corporate-event venue bookable by members and non-members, which is worth knowing if you are buying a home with sight lines to the clubhouse lawn.
A short list of items that show up in a Dunes West transaction and rarely appear on the listing:
Ten minutes from the gates you get Harris Teeter at Belle Station, Costco Mount Pleasant, Burtons Grill, and Opal Dining; Wando River Grill sits closer to the water with its own marina. Roper St. Francis Mount Pleasant Hospital is about five miles away. U.S. 17 puts downtown Charleston roughly 15 miles from the community and Charleston International about 20. The convenience picture is real. Just do not let it substitute for pricing the specific parcel.
Is inside the gate always more expensive than outside? No. The dues are always higher inside, but list prices overlap where outside-gate homes have been updated to a higher spec or sit on premium lots. Compare the specific home to recent sales within its own subsection.
Do outside-gate owners use the same amenities? The POA-owned common areas, trails, docks, playground, and pavilion are available to all Dunes West residents. Club and Athletic Club access are separate memberships that any owner can pursue.
How should sellers handle the POA and transfer fee in the listing? State the section, the 2026 assessment tier, and note the working-capital contribution owed by the buyer at closing. Buyers reading three listings side by side will notice when one is transparent and two are not, and that transparency shortens the negotiation.
Why do the online median prices disagree so much? Because "Dunes West" spans a $400K townhome outside the gate and a multi-million dollar waterfront estate inside it. The community median moves with the mix of what happens to be listed, not with underlying appreciation. Sold comps within the subsection are the number to watch.
